2023 Community Patio

How much does the new patio cost?  The 2023 budget for the new patio is $2,000.

Does the new patio require permits and the work to be done by licensed contractors? Poured concrete patios require permits and work to be done by licensed contractors. Our new patio will be pavers, which does not require permit or work to be done by licensed contractors.

When will the patio be complete?  No set timetable, work is being done by volunteers and the current plan calls for the patio to be complete this season. Also this season the plan is to do "light" landscaping around the patio. In 2024 we plan to add seating.

Does the new patio require a (75%) vote of the association? Section 10.6 LIMITATION ON ALTERATIONS OR ADDITIONS of our Declaration of Condominium states (in part) that a vote of the association is required if the expense/change is in excess of 10% of the annual budget for common expenses. The expense of the new patio is well below the 10% threshold.

Why is the patio in front of the building as opposed to lakeside? When we did a survey in 2021, owners were divided on preferred location. Without reopening the debate, we selected a location in front of the building as not to be too close to interfere with any owners peaceful enjoyment of their units.
